Kaupanvahvistus

Kaupanvahvistajana varmistan, että kiinteistökauppa tehdään oikein

Kaupanvahvistajan ensisijaisena tehtävänä on pitää huolta siitä, että kiinteistökauppa toteutetaan lain mukaisesti. Kaupanvahvistajan tehtävänä on muun muassa:

  • varmistaa kiinteistön asiakirjojen oikeellisuus (mm. kaupan esisopimus ja varsinainen kauppakirja)
  • tarkastaa kaupan osapuolten henkilöllisyys
  • olla läsnä itse kaupantekotilaisuudessa ja vahvistaa kauppa omalla allekirjoituksellaan
  • tehdä tarvittavat ilmoitukset kiinteistön luovutuksesta Maanmittauslaitokselle.

Poikkeus: Sähköisessä kaupankäyntijärjestelmässä ei tarvita kaupanvahvistajaa. Tällöin kaupanosapuolet varmistavat omalla vastuullaan asiakirjojen oikeellisuuden.

Toimin maanmittauslaitoksen määräämänä julkisena kaupanvahvistajana, tunnus on 402000/78.
